JV Completes 360-Unit Miami Luxury Community

Nearly 20 percent of the units are reserved as workforce housing.

A partnership between The Estate Cos. and PTM Partners has completed Soleste Grand Central, a 360-unit luxury community in Miami. It is the first large-scale ground-up Opportunity Zone property to be delivered in Miami-Dade County.


Caymares Martin designed the development, while ASG Interior Design planned the interiors. Around 20 percent of the units are reserved as workforce housing. The eight-story community offers studios and one- to three-bedroom floorplans, ranging from 442 to 1,082 square feet. Units feature high-end finishes, dual master suites, walk-in closets and balconies. Community amenities include a fitness center, pool, spa and club room. Open lounge areas and summer kitchens can be found on the ninth floor deck, while a two-story lobby offers coworking space and a cafe.


Breathing new life into Overtown

Located at 218 N.W. Eighth St. in the Overtown neighborhood, the transit-oriented development is less than half a mile northwest of Virgin MiamiCentral Station. Interstate 95 is next to the building and Metrorail, Metromover and Tri-Rail commuter rails are all near the community. Miami World Center and downtown Miami, with their various employment, retail, dining and entertainment options, are both 1 mile southeast.


The district is in the process of revitalization, with the Blackstone Group recently acquiring two office buildings in one of the largest deals in South Florida this year and bringing 250 employees into the neighborhood. Other planned developments in the area include a Make-A-Wish Foundation office tower and a 33-acre public park.
