The Estate Cos. has proposed an 8-story apartment complex in Pompano Beach.
The city’s Development Review Committee will consider the site plan for Soleste Pompano Beach on March 2. South Miami-based the Estate Cos. has the 1.95-acre site at 208 N. Federal Highway under contract from Aventura-based Project Novations LLC.
It’s located a block south of the new Morea Apartments, which Fairfield Residential recently sold for $444,954 a unit. That shows how the climbing rental rates in Pompano Beach have made apartment complexes a hot commodity.
Soleste Pompano Beach would have 253 apartments and 4,000 square feet of commercial space. That would break down to 38 studio apartments, 97 one-bedroom units, 113 two-bedroom units, and eight live-work units, with a combination of residential and business space. The apartments would range from 465 to 894 square feet.
There would be a pool and amenity deck on the sixth floor. The project would have a 367-space parking garage and another seven parallel-parking spaces at the ground level.
“The site is situated on one of South Florida’s main arteries, U.S. 1, just north of East Atlantic Boulevard, and a jog away from all of the local attractions including the beach, a myriad of entertainment and dining options, and just about all of the commercial establishments a resident would look for,” the Estate Cos. Principal Jeffrey Ardizon stated. “We look forward to working with the city of Pompano Beach and bringing a Soleste community to the city.”
Miami-based Caymart Design is the architect of Soleste Pompano Beach. Boca Raton-based attorney Matthew H. Scott represents the developer in the application.
The Estate Cos. has completed eight apartment complexes in South Florida under the Soleste brand and has three multifamily communities under construction.
