The Estate Cos. has proposed the Soleste on the Bay apartment tower in North Miami Beach, marking its second major project in the city.
The city’s Planning & Zoning Board will consider the site plan on the evening of July 11 for the 2.15-acre site at 16375 Biscayne Blvd. Nomi South Holdings LLC, an affiliate of South Miami-based Estate Cos., acquired the property for $21.3 million in late 2021. It currently has a restaurant building, which would be demolished.
The site was approved for a 30-story apartment/hotel project by a previous owner, but no construction took place.
Soleste on the Bay would total 759,439 square feet in 28 stories, with 363 apartments, 14,582 square feet of retail and restaurants, and 645 parking spaces. The 10th-floor amenity deck would include two pools, a game room, a yoga room, a spinning room, a lounge, a spa, a gym, and a movie room.
The apartments would range from 552 to 1,234 square feet, with an average size of 671 square feet. There would be 47 studio apartments, 156 one-bedroom units, 160 two-bedroom units, and 20 three-bedroom units.
Officials with the Estate Cos. couldn’t immediately be reached for comment. Miami-based attorney Ethan Wasserman represents the developer in the project, which was designed by Miami-based Form Group.
This site is next door to the Solestate NoMi Beach apartments, a 23-story project that the Estate Cos. broke ground on in 2021.
The Estate Cos. is one of the most prolific multifamily developers in South Florida. It has finished eight Soleste-branded apartment complexes in South Florida since 2012, and sold most of them.
